How can I see an available townhouse?

How long is the lease term?

The typical lease term is approximately 11.5 months of occupancy which coincides with the university's academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 - July 1. These installments do not represent a monthly rent amount and are not prorated.

When would I move in?

New leases for the 2026-27 school year will begin on August 22, 2026.

Are background or credit checks performed?

Background checks are performed on every resident who wants to live at The Hollis. A credit check is performed separately on the guarantor for each resident.

Does The Hollis provide roommate matching?

If you already have roommates you can request to be placed with them in the same townhouse. If you are looking by yourself, you will be put on our “Roommate Needed List” and placed with other single tenants of the same gender. Our Roommate Matching survey will also be used as an additional tool when finding the best possible roommate match.

Who is allowed to live here?

We are a student housing facility located in Oxford, MS. Because of our close proximity to University of Mississippi many of our residents are Ole Miss students.

How are units rented?

Each resident signs their own lease per bedroom.

Are these units furnished?

Yes, all units are completely furnished.

*Furnishings include: leather sectional sofa, coffee table, end table, 55" flat screen TV, entertainment center, bar stools, full-sized bed with hypoallergenic mattress, nightstand, study desk and chair, and dresser.
*Furnishings may vary by floor plan type.

What appliances are included?

All townhomes include: stainless steel full‑sized refrigerator with ice maker, oven/range, microwave, dishwasher, garbage disposal, and in-unit washer and dryer.

What’s included in my rent payment?

Dedicated high speed internet with password protected WiFi, water, sewer, trash, after hours emergency maintenance, access to the on-site leasing office, clubhouse, secure mail and package storage, student business center with free printing, bookable Greek meeting space with dry erase boards and a 75" TV, group and private study lounges, bike storage, 244" outdoor jumbotron, BBQ grilling stations, two community dog parks, poolside media lounge with fire pit, sand volleyball and corn hole, swimming pool with hot tub and sun deck, top-tier fitness center, and recreation center with billiards, ring-on-a-string, arcade games, shuffleboard, and ping pong.

Are utilities included in rent?

Dedicated high speed internet with password protected WiFi, water, sewer, and trash are all included.

How do I pay rent?

By check, money order, wire transfer, credit or debit card (no cash). Payments can be made in-office or online via Resident Portal. Online payments incur convenience fees, half of which is covered by the property.

When is rent due?

Due by the 1st of each month. You can pay a semester or full year in advance if desired. Payments can be made in-office or online via Resident Portal. Online payments incur convenience fees.

Who do I make my rent check payable to?

The Hollis or College Town Communities.

Are there any additional fees?

Yes, there is a $50 application fee to apply to live at The Hollis. This is also a $75 Administrative/Facilities Fee due at lease signing. We do not charge any security deposit.

The Administrative/Facilities Fee is a nonrefundable annual fee due at lease signing for all applicants and renewals. The fee covers the online application process, renewal lease generation, resident and guarantor screening, annual lock programming, 24-7 access to the online Resident Portal, after-hours call center services, and maintenance of all amenity spaces.

Can financial aid, scholarships, or loans be used toward rent?

Yes. You may use financial aid proceeds or any other 3rd party payment process to pay for your rent. Typically financial aid proceeds are dispersed directly to the student who in turn can then use those proceeds to pay for housing. If a rental payment is due and the resident has not received their source of aid yet, the resident must arrange an alternate method for payment in order to avoid any late fees added to your account.

Are there insurance requirements for signing a lease at the community?

Renter’s insurance is required for all residents, with a minimum of $100,000 in liability coverage. Your policy must list College Town Communities as an additional insured, and a copy of the declarations page must be submitted to the leasing office upon request. If a resident does not obtain renter’s insurance, they will automatically be enrolled in our Waiver Program for $13 per month. Please note that the Waiver Program is not renter’s insurance and does not provide the same coverage as a renter’s insurance policy.

What is the Waiver Program?

To enhance the protection of every College Town Communities resident, each resident is automatically enrolled in our Waiver Program. The Waiver Program provides College Town Communities more complete and comprehensive coverage against costs associated with accidental damages caused by a resident. In turn, the Waiver Program also provides each resident and their guests with protection against damages caused by their potential negligent or accidental behavior while living with College Town Communities.

Under the Waiver Program, you pay $13.00 per installment in addition to your rental payment, and we waive our right to seek reimbursement from you for up to $100,000 per claim of accidental damage to our property from fire, smoke, explosion, water discharge, or sewer back-up.

We highly recommend that you consult your insurance agent about purchasing your own individual renter’s insurance to cover expensive items that you may be bringing to your apartment, such as video game consoles, computers, jewelry, or collectibles.

Can guests stay overnight?

Any resident is allowed to have a guest visit or spend the night at any time without the need to register or sign them in. However, a guest is not allowed to stay for more than 3 days at a time. Please contact the leasing office to obtain a guest parking tag to allow your guest to park onsite. Roommate consideration must be taken into account with all visitors. Guests must be accompanied by the tenant whom they are visiting at all times when inside the apartment.

Will I have a private bedroom and bathroom?

Each townhouse includes three bedrooms.

In The Collegiate and The Dean’s List floor plans, two bedrooms are private and include en-suite bathrooms. The third bedroom is a shared bedroom with a shared bathroom; however, each resident has their own private vanity.

In The Collegiate Premier Bedroom and The Dean’s List Premier Bedroom floor plans, all three bedrooms are private with en-suite bathrooms. The third bedroom, located on the second floor, has been expanded into a significantly larger private bedroom.

Are there laundry facilities?

Yes. Each townhouse has their own in-unit washer and dryer.

Are pets allowed?

Yes, with approval. A nonrefundable $300 deposit and $30/month fee required. ESA or service animals accommodated per applicable laws and with paperwork.

Is parking available on-site?

Parking spaces are available to residents for $20 per month. To park in the onsite lot, all residents must obtain a Parking Permit Sticker from the Leasing Office. Vehicles parked in The Hollis parking lot without a valid parking sticker will be towed upon discovery. These measures are in place to ensure safe, well-lit parking remains available for residents who have purchased this amenity.

Visitor parking is available on a first-come, first-served basis in designated areas throughout the property. Guests must display a valid Guest Parking Pass, which can be obtained from the Leasing Office, in order to use a visitor parking space.

Is alcohol permitted in my unit?

Assuming you are of the legal age, you may consume alcohol in your apartment. No alcohol is permitted in the outdoor areas and we ask you to respect all community guidelines.

May I paint the walls?

No. The units are already painted. You may decorate your unit with posters, tapestries, lights, etc. Please use thumb tacks or nails when hanging things on the walls. Do not use tape, glue, gummy poster hangers, 3M double sided sticky pads, etc. Do not use wall decals, as they will delaminate the face of the drywall. Any unnecessary damage to the unit walls could lead to you having to pay for repairs.

How far from campus is The Hollis Townhomes?

We are conveniently located adjacent to the Ole Miss Jackson Avenue Center and just a short walk from the main campus. For added convenience, an Oxford-University Transit (OUT) shuttle stop is located directly on our property, with service on the Bronze Line.

Are you directly affiliated with the University of Mississippi?

We work closely with Ole Miss but we are a privately owned company.
